    MFUMO WA UFANYAJI KAZI KWA UPANDE WA MCL UPOJE HASA KATIKA UPIMAJI WA MAENEO MNAYOUZA?

    MCL kwa kushirikiana na makampuni ya upimaji na upangaji miji yaliyoidhinishwa na kutambulika na bodi za wizara ya ardhi nyumba na maendeleo ya makazi i.e. NCPS na TPRB. Hufanya kazi ya upimaji wa maeneo ya mradi kwa kushirikiana na makampuni hayo.

    MCL inatumia njia gani katika upatikanaji wa Maeneo?

     Kampuni ina namna tatu za kupata maeneo ya miradi ikiwa ni baada ya kujiridhisha uhalali wa milki, mipaka na ukubwa kuanzia ngazi ya mtaa, kata na wenyeji wa asili na majirani wanaoaminika mpaka ngazi ya wilaya, mkoa na wizara. Aina hizo ni kama ifuatavyo:-

    1. Kununua maeneo na kushirikiana na makampuni ya upangaji na upimaji pamoja na mamlaka za serikali (kutoa ushauri,kusimamia

    na kuidhinisha) mradi;

    1. Kuingia ubia na wamiliki wa asili ambapo kampuni huingiza mtaji na kugharamia shughuli za upangaji, upimaji na uwekaji miundombinu (barabara, umeme na maji –katika baadhi ya miradi); na

    III. Kuingia mikataba na wadau waliopima miradi yao binafsi kwa kuwatafutia masoko na kuboresha miundombinu ili kuvutia wanunuzi kuweza kuyaendeleza kwa urahisi na haraka.

    MCL inatumia Mfumo upi wa Uendelezaji wa maeneo?

    a.      Kampuni inaandaa mazingira ya uendelezaji katika kuhakikisha maeneo ya mradi yanapitika kwa urahisi kipindi chote cha mwaka;

    b.      Kampuni ina vifaa mbalimbali vya kisasa vya upimaji ardhi na kupanga miji ambavyo vinawawezesha kampuni shirika zilizosajiliwa katika fani hizo kuweza kufanya kazi kwa wepesi, ufanisi na haraka;

    c.       Kampuni hupeleka nishati ya umeme katika miradi ili kuharakisha maendeleo;

    d.       Kuweka madaraja/kalavati ili mawasiliano yawepo kipindi chote cha mwaka;

    e.       Kusogeza huduma za vifaa vya ujenzi na malighafi; na

    f.       Kuchimba visima katika maeneo yaliyo na mahitaji ya maji.

    MCL INATUMIA MFUMO UPI KATIKA MAUZO YAKE?

    Baada ya kundaa miradi, viwanja vinauzwa kupitia mfumo ufuatao:

    1. Kushirikiana na halmashauri za wilaya na manispaa katika kuuza;
    2. Kushirikiana na taasisi za kifedha kukopesha na kulipa kwa awamu ambapo mteja hupewa muda wa miezi mitatu mpaka miaka mitatu
    3. Kulipa kwa awamu bila riba ya aina yoyote, unaweza kulipa kwa awamu kuanzia miezi 3, 6, 9, 12 na 18 inategemea na thamani ya bei ya kiwanja au idadi ya viwanja ulivyonunua na;
    4. Upendeleo maalumu wa masharti nafuu ya malipo kwa watumishi wa umma mfano waalimu, wauguzi na makundi mengine mfano waendesha bodaboda na wafanya biashara ndogondogo(wamachinga).
